Breaking a lease

I do not understand why is so har to break a lease in USA?
or to sublet?
Sometimes people get ill or have to move from the city why if they inform the landlord about it cannot work together to rent to a new person ?
Why they say "I have to run a business I am not doing a charity"

You should google "renter's rights _ in your state"- laws.

Your leaser is running a business and its a good idea to do your research on them before moving in.

Try to find and only rent from someone who has a good reputation.

You do have rights as a tenent...

If you do not wish to be involved in breaking leases, then do not sign leases. Look for places to rent which are 'month-to-month'. Generally the rents on such places are higher because you can simply leave with a thirty day advance notice to the landlord.



Landlords are reluctant to break leases without charge because they incur costs whenever they need to re-rent an apartment, including cleanup, etc.

It hard to break a lease because it is a legally binding contract. When you break a contract there are consenquences.



Some landlords will work with a tenant to find a replacement tenants.



It is a two way street though. Tenant's don't want the inconvenience of having the landlord enter to show the apartment, expect the landlord to accept the first breathing human being that looks at the place regardless of whether they qualify or not and expect to get out of the lease without any cost to themselves.



Landlords are running a business.
