Was there any life insurance, 401k, pension that you are now entitled to. Have you applied for any other assistance? I'm assuming that it's starting to get difficult to keep the home going or your worried that it may, and this is a very valid concern. I ask these questions as you need a precise and clear financial picture before you proceed. Honestly, I would wait until the home is sold, so that if you do need a loan, it will be very small. Ideally, you'd want to use the proceeds of the sale to buy a home free and clear and have some left over. If you don't sell before you buy, your still reponsible for utilities (need them to show the house), property taxes (have you applied for any assistance here) and insurance. Plus you'll have to pay a mortgage, taxes, insurance, utilities, etc on the new home. That's a large burden. Work with your realtor, maybe cut the price a litte more, but don't put yourself in a worse position with a mortgage and upkeep on two homes and the cost of moving, good luck
